Who it's for

Property tax lenders

Nobody automates this for you today: you buy a static list, your people scrub it, dedupe it and load it, and it starts going stale the day it lands. Agentix is the automation — finished records in your system every morning, with suit and judgment status, bankruptcy and deferral flags, exemptions, the lender-eligibility screen and the mortgage on record already applied. Your people work loans, not lists.

Protest firms

The appraisal file chase is manual today — owner, property use, market, land and improvement values and exemptions pulled county by county while the protest clock runs. Agentix delivers that file by county, refreshed daily: current values and exemptions in hand when the window opens, not after it closes.

Servicers, title and tax professionals

Watching accounts move is manual work today, and the move is usually noticed late. The daily change file automates the watch — tax suits, judgments and payoffs land in your morning file, so what moved, was sued or was paid surfaces the day it happens.

We already have

Counts are what we deliver today (2026-11-05), not estimates. See Coverage for every county.

Stop buying lists. Start receiving records.

A property tax lender's data still usually starts as a list bought once a month. Ours doesn't. Tax Desk is a finished feed: the processing a list leaves to your team is already done before a record reaches you.

No list vendor's calendar to be beholden to, no in-house list processing: your people's time goes to working loans, not cleaning data.

How it's delivered

Lender-eligibility fields

Every delinquent account carries a lender-eligibility flag. It marks over-65 homesteads, tax deferrals and bankruptcies as not eligible, and notes disabled owners whose loan documents must mention the deferral option. You make the final call.

FieldWhat it tells you
lender_eligibletrue or false, from the rules above
ineligible_reasonsWhy an account was marked not eligible, for example over_65_homestead, tax_deferral_33_06 or bankruptcy
noticesWhat the loan documents must mention, for example disabled_owner_33_06_notice_required
exemptionsHomestead, over-65, disabled, disabled veteran and tax deferral, from the appraisal district
tax.suit_status, tax.judgment_datePre-suit, in suit or judgment, and the judgment date
tax.bankruptcy, tax.deferralAs the tax office reports them

Tax sales and struck-off properties

Tax-sale and struck-off lists are rolling into the Tax Desk feed county by county. Ask us about the counties you lend in.

Portfolio monitoring

Send us the loans or accounts you already hold and we watch them daily — new suits, judgments, bankruptcies and payoffs — with every change in your morning file. Tell us about your portfolio.
